Preparing buildings for winter's wrath
As winter nears and frigid temperatures loom, property managers, building owners or maintenance professionals must be prepared.
Even the smallest crack or hole left in disrepair can cause detrimental damage to a building. Winterizing a building is a vital task.
Here is a checklist, suggested by WaterSignal, to prepare properties for winter:
- Inspect and repair damage to building exterior (roof, walls, doors, windows, etc.)
- Clear gutters of any built-up leaves or debris to prevent leaks and ice accumulation
- Wrap water lines in commercial insulation (consider heat tape for areas of extreme cold)
- Disconnect and drain all garden hose connections
- Turn off the irrigation system and flush out any collected water
- Inspect all vacant units and interior spaces for leaks
- Inspect boilers to ensure they are clean and in good working order
- Locate and learn how to use the shutoff valve in case of a catastrophic leak
- Encourage tenants to promptly report maintenance issues
- Install a water-monitoring system for 24-hour leak alerts and real-time data
